Dubai has hundreds of registered cleaning companies and the gap between the good ones and the rest is wider than the price difference suggests. Two firms can both quote AED 35 an hour, and one sends a trained two-person crew with its own equipment while the other sends a single subcontracted cleaner with a supermarket spray bottle. The seven below are the ones that held up when we booked them repeatedly, across apartments in Marina and JLT and villas in Arabian Ranches. Scores weigh price transparency, cleaner training, insurance, equipment and how the company handles a complaint. Every provider on this page was booked as an ordinary customer, paid for at the published rate, with no press contact and no mention of this review. Nineteen jobs in total between March and July 2026: seven standard maid visits, six deep cleans, four end-of-tenancy jobs and two office contracts. We used the same three properties throughout so the comparison holds, a one-bedroom in Business Bay, a three-bedroom in Jumeirah Lake Towers and a four-bedroom villa in Arabian Ranches.
Scoring runs across five weights. Price transparency counts for a quarter of the score, because the single most common complaint about any cleaning company in Dubai is a quote that grows once the crew is standing in the hallway. Staff training and supervision take another quarter. Insurance and documented liability cover, equipment brought to site, and complaint handling split the rest.
What we deliberately ignored is star ratings on aggregator sites. A firm can sit at 4.9 with two thousand reviews and still send a different subcontractor every week. What matters more is whether the cleaner who arrives is employed by the company whose name is on the invoice. That one test did most of the sorting: EcoClean sends its own trained staff and the same crew returns on a repeat booking, while two firms with glowing aggregate ratings sent a different subcontractor every visit.
Most residents start looking for cleaning services in Dubai with one job in mind and end up needing three. The larger firms on this list run all of the categories below under one booking system, which matters more than it sounds when your carpet needs washing the same week your AC filters do.

Two pricing traps are worth naming. First, the four-hour minimum: a great many providers advertise an attractive hourly figure that only applies to a four-hour block, so a quick two-hour tidy costs the same as half a day. Second, VAT. Quotes from smaller firms are often given excluding the five percent, which turns an AED 800 deep clean into AED 840 on the invoice. Ask for the number that includes it.
The distinction confuses most first-time bookers, and companies rarely explain it because the more expensive option sells itself. A regular visit maintains a property that is already clean. Surfaces, floors, bathrooms, kitchen, beds. It does not touch the inside of the oven, the tops of cupboards, the grout or the ductwork, and no amount of extra hours turns it into a deep clean because the crew does not carry the equipment for it.
A deep clean is a reset. Two to four cleaners, half a day to a full day, with steam machines, degreasers and often an extraction unit. You want one when you move in, when you move out, after any renovation work, and roughly once or twice a year in between. Dubai adds a local reason: fine construction dust settles into everything within a few weeks near any active site, and normal wiping only redistributes it.
The pattern that works out cheapest over a year is one deep clean every six months with a weekly two-hour maid visit between them. Booking deep cleans monthly is money wasted, and relying on maid visits alone means the grout quietly loses.

Coverage is rarely the constraint in Dubai, but travel time is. Providers based in Al Quoz or Deira reach most of the city easily, while a same-day slot in the far southern communities is harder to secure after midday. Every company on this list serves the areas below, though minimum booking length sometimes rises further out.
If you are in a tower with a strict service-lift policy, mention it when booking. Marina and JLT buildings in particular require contractor passes, and the companies that handle this with the concierge on your behalf save you an hour of standing in a loading bay.
I test home services the way a customer experiences them: booked under my own name, paid at the published rate, with no advance notice to the company. For this ranking that meant nineteen paid jobs across three properties over five months, with the invoices, quoted scope and finish times logged each time. Not for the whole job. Most residents let the crew in, walk through the scope, and leave. If you plan to be out entirely, confirm the handover arrangement in writing beforehand and check that the provider carries liability insurance, because that is exactly the scenario it exists for.
Two to three days for a regular maid visit and about a week for a deep clean. Same-day slots exist but cost more and thin out sharply during the September to November peak, when demand climbs by roughly half as residents return from summer.
Legitimate ones are. They hold a Dubai Economy and Tourism trade licence and carry public liability cover, and both should be produced on request within minutes. Freelance cleaners advertising on classifieds usually hold neither, which is the trade-off behind their lower rates.
In Dubai the terms overlap heavily. Maid service normally describes recurring hourly housekeeping by the same person, while a cleaning company covers that plus specialist work such as deep cleaning, carpets, upholstery and duct cleaning with dedicated crews and equipment.
